Freedom Road to be discussed

CRANBERRY TWP — Township supervisors Thursday night authorized a public hearing Aug. 26 to take testimony on proposed overlay zoning on three areas on Freedom Road.

John Trant, the township's chief strategic planning officer, told supervisors Thursday night that the Freedom Road corridor land use study recommends adding mixed use traditional neighborhood development to two of the study areas and traditional neighborhood development in the third area.
The supervisors could make a final decision on the proposed zoning changes at the Sept. 2 meeting.
The land use study, undertaken more than 18 months ago, looked at development and transportation issues along Freedom Road.
All three of the study areas are zoned residential, and their base zoning would remain, said Trant.
Some of the commercial developments that could be built if the overlay zoning districts are approved include small retail, professional offices, day care centers, skilled nursing facilities and religious establishments.
Freedom Road is a state road that runs east and west from New Sewickley Township in Beaver County through 2.5 miles in Cranberry Township to its intersection with Route 19.
The corridor is developed with a mix of residential, commercial, office and light industrial use.
The road handles a large volume of traffic from Beaver County.
Long-term transportation planning has been difficult over the years due to differing opinions on what needs should be addressed.
As a result, township officials said, Cranberry was left with the challenge of how to manage traffic and its impacts on land use in the corridor.
The supervisors on Sept. 4, 2008, authorized a transportation and land use master planning process that was made up of a study committee of stakeholders in the Freedom Road corridor.
Meetings were held from last January to September, 2009, before a recommendation was forwarded to the planning advisory commission, which has recommended the proposed overlay zoning districts.
